Affordable Home Information

The Affordable Housing Program being offered at Sun Outdoors Islamorada is income based rental housing. The program is based on median household incomes for Monroe County, as outlined through the Islamorada, Village of Islands Planning and Development Services Department. The homes offered at Sun Outdoors Islamorada are one bedroom, one-bath homes with a maximum occupancy of two persons. Pets will not be allowed. One year leases will be required.

An Affordable Housing Income Certification form is required prior to occupancy, and must be completed by all current and prospective occupants of an affordable residential dwelling unit, pursuant to Chapter 30, Land Development Regulations, of the Code of Ordinances. All occupants, prior to occupancy, must be certified by the Village both prior to initial occupancy; and at each annual re-certification.

The recertification process will take place 90-days prior to the expiration date of the current lease expiration date. If it is determined that the occupants are overqualified for the program, they will be given notice to vacate upon expiration of their current lease. There will be no month-to-month lease holdovers in this program.

Documents required for application:

• Residency Application
  • Sun Outdoors application must be filled out in its entirety and submitted IN-PERSON.
  • All persons 18 years of age or older must provide their information and sign the application and provide Government issued identification.
  • Prior residency information on the application must cover a full three years
  • Employment and income history must cover three years.
  • Criminal, rental history and credit checks will be ran on all applicants.

• Income Verification Documents are required
  • Applicants must sign an Authorization of Release form. This form will allow Sun to request official copies of tax returns, employment verifications, landlord history, etc.
  • Sun Outdoors will request a copy of applicants most recently filed IRS tax return that shows the adjusted gross income for each household member. Transcripts will not be permitted. The IRS will mail the document directly to the resort unless prepared by a Certified Public Accountant and signed by all parties.
  • Applicants must provide Sun all W-2 forms from the most recent tax filing. If an applicant is self-employed, then all schedules must accompany the IRS tax return. Additional information may be requested.
  • Any assets listed on tax return must have backup documents
  • Sun Outdoors will use a Third Party Verification of Employment form for all occupants of the household.
  • Paycheck stubs from the last three months from the date of the application. If newly employed, the offer letter and any available paycheck stubs following the start date would be required.
  • If applicable, proof of child support or alimony, with recorded decree will be required.

Maximum Monthly Rent Payment

Maximum monthly rent (not including utilities) is based on the following formula:

Unit with deed restrictions recorded after January 1, 2007:  Not to exceed 30 percent of that amount which represents 120 percent of the monthly median household income for Monroe County.

Income Limits

Income Limits are based on the following formula:

-Total adjusted gross income of one or more naturalized persons or a family, which does not exceed 50% for very low income persons, 80% for low income persons and 140% for moderate income persons of the median annual adjusted gross household income for households within Monroe County.
